Keoni Furrsse, a reputable Realtor® Broker and a Certified Commercial Investment Member (CCIM), is the CEO & Principal Broker of Kokua Realty, LLC. With his office based in Wailea, Maui, Hawaii, he can be reached via phone, fax or through their official website. He provides comprehensive investment and advisory services to a wide range of clients, including private and institutional owners. His areas of expertise encompass acquisitions, dispositions, leasing, turn-around management, sophisticated financial modeling and consulting, as well as asset and property management.

With over 35 years of professional experience in the field, Keoni began his journey with Monroe & Friedlander, Inc., Hawaii’s leading commercial real estate firm. He later associated with Seattle’s largest commercial real estate firm, Kidder, Mathews & Segner, Inc. In 1999, Keoni co-founded Fursse & Hall Realty, Inc., focusing on Seattle commercial real estate services, and successfully sold it in 2007. Post this, he ventured to establish Kokua Realty Company, LLC, a full-service commercial real estate firm based in Kansas City. By 2012, he returned to Maui and acquired Prudential Iwado Realty, Inc., one of Hawaii’s prominent real estate firms, which he renamed as Kokua Realty, LLC.

Keoni’s significant contributions have won him several accolades and affiliations. From 2013-2023, he was ranked as Maui’s largest locally-owned commercial property management firm by Pacific Business News. He was nominated as a finalist for the Deal of the Year 2008 by the National Association of Industrial and Office Properties (NAIOP). Keoni was also granted the national award for “Top Deals of 2008” by the CCIM Institute.

Keoni’s portfolio boasts of a myriad of impressive assignments and experiences. From managing a 240,000 SF Shopping Center in Independence, MO, to executing a $23.4 million twin 37-story tower development in Seattle, Keoni’s professional footprint spans across diverse sectors and geographical boundaries. These projects demonstrate his extensive knowledge and mastery in the field of real estate.

Keoni’s success stories are varied and numerous. One of them includes managing a large shopping center in Wailea, where Kokua Realty, LLC oversaw all tenant relations and construction-related items. Another significant accomplishment was the $10.5 million sale of a Class “A” apartment community where he coordinated with all attorneys and lenders. The diversity of these examples demonstrates Keoni’s broad skills and ability to manage diverse projects in the real estate field.

Keoni’s range of services isn’t just limited to property management and sales. His professional real estate career also involves representing various local developers, analyzing their portfolios, and implementing strategic plans for individual asset dispositions. One such representation led to the successful sale of a Wal-Mart shadow anchored retail center to a California buyer for $3,760,000, even amidst a comprehensive and intricate due diligence process.

Furthermore, Keoni’s dedication and expertise have been instrumental in helping retiree property owners manage their portfolios and navigate their retirement plans. He facilitated the sale of a 50,092 SF retail center to CVS and an out-of-state developer for a retiring couple, coordinating lease buys and existing tenants along the way. The center was refurbished, and a CVS drug store was relocated to this location. Keoni’s assistance to the sellers went beyond the transaction as he also guided them in a 1031 Exchange to purchase a value-add 50,000 SF retail center.

Keoni also offers a significant amount of experience in facility maintenance. In 2011, he was hired by Phillips Edison & Company to oversee all property maintenance and minor construction of the Marketplace Shopping Center, a 50% vacant, value-add investment opportunity. Keoni’s responsibility included managing HVAC & plumbing systems, roof repairs, concrete construction, and parking lot maintenance, among other things. He also liaised with the corporate office regarding leasing and marketing strategies, provided leasing analysis, and canvassed for new tenants.
